What are the advantages of renting in AirBnB with Co-coon?
Co-coon takes care of all the management and communication with travelers, which is quite time-consuming. You take advantage of your free time to travel or participate in new projects. You don’t need to create an Airbnb account and therefore don’t need to have a VAT number.
We have a “Superhost” status on AirBnB, which is a non-negligible parameter to increase your requests for reservations. Our referencing is therefore a quality factor and will position your accommodation more easily in searches. We have the expertise and the network to optimize the number of reservations and your income.
Am I in control of my schedule?
Absolutely, the property is made available according to your availability. Remember: the more the accommodation is rented, the more money you will earn!
What are the steps to start working with Co-coon?
We organize a first meeting together to determine your expectations and develop our project. Then, we take pictures of the accommodation and write the ad on AirBnB. Now reservations can start, followed by cleaning and the payment that we send to you.

In what regio is Co-coon active?
We are mainly active in Brussels and Antwerp, but do not hesitate to contact us to see if your accommodation can be part of our sector.
Does my accommodation need to be furnished?
If you are an owner or tenant and you wish to rent out occasionally, the house must be furnished.
If you want to rent for a long time or in case of a professional collaboration, then furniture is optional.
Should I communicate with travelers?
No, Co-coon exchanges with travelers 100%, don’t worry.

Who manages the AirBnB booking platform?
Co-coon takes care of everything, so you can fully enjoy your free time.
Who takes care of the cleaning?
Co-coon takes care of the cleaning, laundry and maintenance of the accommodation.
How many sets of keys should we entrust to you?
We require at least 2 sets of keys which must be available during the rental period. If the property has 2 or more bedrooms, we recommend entrusting us with 3 sets of keys.
Security / Insurance
How are visitors selected?
AirBnB is the first to check the traveler’s account.
Co-coon does a second check of the proof of identity, the date the profile was created, the reasons for booking and of course the positive reviews (and the number of reviews).
What should I do with my personal items and valuables?
We advise you to keep your personal items and valuables (financial or sentimental) in a secure space that is not accessible to travelers and is located outside the accommodation (cellar, attic, etc.). If you don’t have a secure space, we recommend keeping this in a lockable cabinet.
What measures are taken for security?
Since July 2022, Airbnb has condemned parties and events in accommodations. We have established house rules which also include this point. We interact with travelers and visit the apartment regularly.
Am I covered by an insurance?
- Two insurance policies cover any damage:
- Your mandatory home insurance that you have taken out as soon as you arrive in the accommodation.
AirCover: insurance automatically included in the AirBnB platform. It covers both physical and bodily injury up to 1 million US dollars.
What happens if an object is damaged?
Co-coon will resolve the issue and advance the costs as soon as possible. We take care of contacting the insurance to claim the costs incurred. We therefore guarantee an impeccable condition of your accommodation.
Payment / Tarification / Invoicing
How much can I expect to earn?
We write the ad carefully and optimize prices dynamically. The rental price varies according to certain criteria, in particular the day of the week, local events, the price of neighboring properties… All this to ensure the best profitability. We will make a custom-made analysis to calculate the profitability you can expect.
When can I expect the payout?
Within 5 working days of the next month.
Do I have to pay you if I don’t have a reservation?
We only charge for reservations made. You (and Co-coon) will not earn any money if the accommodation is unoccupied. However, thanks to our expertise, we know how to get the most bookings possible.
Who pays the cleaning fee?
Household costs are paid by the traveler.
Fiscal questions
I am an owner, can I rent my main residence?
Of course, just check that this is not in opposition to the internal rules of the building.
I am a tenant, can I sublet my main residence?
Absolutely, but it is important to check if your rental contract allows you to do so. If this is not the case, you can discuss it with your landlord in order to obtain a written and prior agreement from him. Landlords are often reluctant at first, but with good arguments, you can change their minds. By talking to him, for example, about the two insurances and the professional management by Co-coon, by evoking him the conditions under which a reservation takes place…
I am a property owner, how much tax will I pay?
Several parameters must be taken into account to determine the amount of your taxes. We can easily calculate this for you. The amount is to be included in your tax return. Co-coon will send you an overview in January of each year with the information to mention.
I am a tenant, how much tax will I pay?
The taxed amount depends on your personal situation. This should be included in your tax declaration. Co-coon will send you an overview in January of each year with the information to include on your declaration. To give an indication, this is usually around 15% to 20%.
How does it work with VAT?
Since July 2022, there is 6% VAT imposed on short-term AirBnB rentals. Co-coon deducts them directly from income and does the VAT management for you.
